The first question to ask when looking for a villa in Assinie is neither style nor budget: it is how many people will be sleeping there. Everything else follows from it — the number of bedrooms, the size of the shared spaces, the staff required, and ultimately the cost per person.

A weekend for two and a family gathering of fifteen do not call for the same house. This guide therefore starts with your group, not with our villas.

How Many Bedrooms for How Many People

These are the usual correspondences in Assinie. They give a reliable order of magnitude before you even look at individual properties.

BedroomsComfortable sleepingType of stay1 to 22 to 4 peopleCouples, short weekends35 to 6 peopleFamilies with children, two couples48 to 10 peopleExtended families, groups of friends5 to 610 to 14 peopleLarge groups, birthdays, celebrations7 and above15 to 20 peopleFamily reunions, corporate retreats

The threshold worth remembering is six people: from there, an entire villa generally becomes better value than several hotel rooms once the cost is divided.

Be Careful How Capacity Is Advertised

"Villa for 10" can mean very different things. Before booking, check three points:

  • How the beds are distributed. Ten sleeping places across four bedrooms is not the same as across six. Ask for the breakdown room by room: doubles, singles, and what is a real bed rather than a sofa.
  • The bathrooms. This is the genuine friction point of any group stay. One bathroom for four people works; one for eight does not.
  • The shared spaces. A villa can sleep fifteen without being able to seat them for dinner. If you are coming to be together, the table matters as much as the bedrooms.

The Four Faces of Assinie

Visitors discovering Assinie often picture a single destination. Across nearly twenty kilometres, the coast changes character several times — and the area matters as much as the villa.

  • Around La Passe — lively and animated, with restaurants, water sports and the resort's landmark venues. Choose it if you want to be able to go out on foot.
  • Between kilometres 3 and 7 — the most sought-after properties: lagoon-side villas, dual-frontage homes facing both the ocean and the lagoon, tropical gardens and private jetties.
  • Beyond kilometre 14 — plots grow larger and properties gain privacy. This is the area for large groups and extended stays.
  • Assouindé and Mafia — wilder, quieter, more authentic. For those who come for calm rather than activity.

Matching the Villa to Your Group

As a Couple

The number of bedrooms no longer matters: the setting does. A well-placed two-bedroom villa with a private pool and a terrace opening onto the water beats a large house left half empty.

Families with Children

Space matters, but its layout matters more. Look for bedrooms close together, a pool visible from the living area, and shaded outdoor space usable in the middle of the day.

Groups of Friends

The challenge is sharing without getting in each other's way. Favour an even distribution of bedrooms — ideally with individual bathrooms — and a genuine communal space able to hold everyone in the evening.

Corporate Stays

Three requirements are added to the usual ones: reliable internet, a generator, and a space usable for working during the day. Ask about them explicitly; they do not always appear on listings.

Ocean or Lagoon?

Two atmospheres, two uses. On the ocean side, the spectacle and the sound of the waves, but swimming that calls for vigilance with young children. On the lagoon side, calm water, sunsets, a private jetty and departures by pirogue — quieter, and better suited to families.

Dual-frontage properties, between kilometres 3 and 7, offer both. They are the most sought-after, and the first to be booked.

Six Questions to Ask Before Booking

  • What exactly is the bed layout, room by room?
  • How many bathrooms, and how many are private?
  • What does the quoted rate cover — the night, the weekend, or the room?
  • What is included: staff, cleaning, water, generator?
  • What is the deposit, and when is it returned?
  • Are the dates confirmed, or subject to validation?

That last question matters most in Assinie, where calendars are not always up to date. At The Ivory Collection, every request is checked by our team before confirmation: we would rather verify than promise.
